prepare a property description of your home
identify strengths and limitations in your home
provide comparitive market analysis by: analysing comparible homes recently sold in your neighbourhood
present an optimum list price or range for your home
help you to understand how to prepare your home to sell
complete a Vendor-Property Questionnaire
creating a written listing description highlighting the facts and attractive features of the home for MLS listings
creating an eye-catching and expertly written description of the property for inclusion in all print advertising
develop full colour, feature sheet illustrating the fine features of the property and the neighbourhood for distribution to potential buyers who view the home,        to include colour photos and a floor plan of your home
inform al Royal LePage Sales Representatives in the area that the home has entered the market through the Royal LePage "Hot Line"
circulate the listing to the hundreds of real estate sales representatives active in the area through MLS
circulate the listing on a multitude of websites including a virtual tour
place a "For Sale" sign(s) on the property in a strategic location
install a lockbox on the property (with your authorization) to ensure maximum accessibility and security
systematically advertise the property, with photograph in: The Globe and Mail, The Guardian,The Royal LePage Web Site - www.royallepage.ca ,   www.lepageandstewart.com
host strategic open houses to enable members of the real estate profession to inspect the property and present them with the pertinent information as well as answer any questions they may have about the home
set up the listing agreement which details the nature of our relationship including the duration of the contract and the agreed upon commission formulae which will be followed
provide you with a written guarantee of service 
obtain the following legal documents: Property Tax Receipts, Copy of survey, Deed, Utility Costs
provide (on request) a Net Equity Calculation form for you to determine the amount of money left when the transaction is completed and all disbursements have been paid out
explain financing options that can be arranged to secure a sale and/or bridge financing between transactions.
pre-qualify prospective purchasers
provide a complete and concise explanation of all clauses and terms in an "Agreement of Purchase and Sale”
provide helpful advice, and skillful assistance in the negotiation of the Agreements of Purchase and Sale
forward all documentation after an offer is accepted to your lawyer
provide the services as per Royal Lepage Real Estate Services Limited
provide you with a Marketing Service Report at least once every two days
report to you on all showings and provide feedback from all prospects
keep you informed of all activities throughout the process
report to you on changes in the immediate market (e.g., new listings, recent sales) and prevailing market conditions which may affect the listing
offer you over 50 years of combined experience in the real estate business
obtain the best price possible for your property with the least amount of stress
